Scope of service

What is included in every managed apartment

We operate short-term rentals for one- to four-apartment owners in Kyiv, Lviv, Odesa and Dnipro. Each item below states what we do and where it stops.

  1. 01

    Listing setup and channel sync

    Photo brief, listing copy, amenity mapping, rate calendar and one master calendar across platforms. Tourist levy rules are configured per city. Set up once, audited every quarter.

  2. 02

    Weekly rate review

    Every Monday before 10:00 we review the next 90 nights against local events and comparable apartments. Dates beyond 12 months stay closed until demand data exists.

  3. 03

    Guest messaging, 08:00–22:00

    Enquiries, bookings and in-stay questions are answered inside that window, with a median first reply of six minutes. An on-call line handles lockouts and utility failures outside it.

  4. 04

    Check-in and key handover

    Self check-in instructions or a greeter, plus identity confirmation and a building-rules briefing where the house rules require it.

  5. 05

    42-point turnover

    Cleaning, linen change, inventory count, appliance check and damage photos after every stay. Cleaning invoices are passed to you at cost with the contractor paperwork attached.

What stays outside the scope

  • Platform commissions are paid by you directly to each booking channel.
  • Renovation, furniture purchase and appliance replacement are not included.
  • Owner registration as a sole trader and tax filing stay with you or your accountant.

Process / Onboarding

Three steps from first call to first payout

Onboarding runs in a fixed order across Kyiv, Lviv, Odesa and Dnipro. The apartment stays in your name and you approve every listing and price decision. We handle the operations side: listings, guests, cleaning coordination and the monthly ledger.

  1. Step 012 working days

    Assessment and access

    We visit or review photos, check the building rules on short-term letting, and confirm how the tourist levy is handled in your city. You tell us the net payout you need each month.

  2. Step 023 to 5 working days

    Setup and listing launch

    We photograph and describe the apartment, set base rates and minimum stays, then publish on the platforms. Platform commissions are paid directly by you, never through us.

  3. Step 03Day 8 onward

    Live operations and first ledger

    Guest messages are answered 08:00 to 22:00, with an on-call line for emergencies. Cleaning and contractor invoices are passed through at cost. The first monthly ledger arrives within 5 days of month end.

Kyiv, Lviv, Odesa and Dnipro, run to one standard

We operate short-term rentals for one- to four-apartment owners in four cities. Local levies and building rules differ, so every listing carries its own compliance note in the monthly ledger.

  • Kyiv Levy 1% of room rate Pechersk and Podil co-ops often limit short lets in the building charter. We file written owner consent before the first booking.
  • Lviv Levy 5% of room rate Historic centre flats need co-owner agreement and quiet-hours notices. Guest arrival slots are logged per building.
  • Odesa Levy 1% of room rate Seaside complexes apply house association rules on key handover and parking. Both are recorded before listing.
  • Dnipro Levy 1% of room rate Newer residential blocks usually permit short lets. Access cards and lift rules are written into the check-in sheet.

FAQ / owner questions

Who collects the tourist levy and files my rental income?

We collect the tourist levy from every guest and remit it to the city budget, then show each receipt as its own row in the monthly ledger: 0.5% of the minimum wage per person per night in Kyiv and Lviv, and a higher local rate in Odesa and Dnipro. The income declaration stays with you as the owner. We export gross bookings, platform fees, and expense lines in one file so your accountant is not rebuilding the year from screenshots.

How long is the management contract, and how do I exit?

The standard term is 12 months, with a 30-day written notice clause available any time after month three. There is no exit fee. Furniture and linens bought from the setup budget stay yours. The final payout, including any guest deposit we still hold, is transferred within 14 banking days of the last checkout.

Which properties do you decline?

We operate short-term rentals for one- to four-apartment owners, so we turn down single rooms, hostels, and buildings whose house rules ban short-term letting. We also decline apartments above the fourth floor without a working elevator, and any unit that needs more than 180,000 UAH of refit before the first guest arrives.
